Our ranch is located on a hill top about 10 miles northwest of Johnson City Texas (TX). We are about 45 road miles west of Austin and 60 miles north of San Antonio, 25 miles east of Fredericksburg, 16 miles northeast of Stonewall, 11 miles northeast of Hye, 20 miles north of Blanco, and south of Llano and Marble Falls in central Blanco County, Texas.

We are right in the middle of the spectacular viticulture, wine, winery and vineyard corridor from Fredericksburg through Hye, Stonewall and Johnson City. Very convenient as a hub for exploring the wineries and scenic motorcycle, driving and bicycle routes of the Hill Country. Enjoy close by parks including Pedernales Falls SP, LBJ State and National parks, and Enchanted Rock SP. Enjoy a short back-road drive or a tour van ride to Garrison Brothers Distillery, and the notable wineries on the 290 Wine Trail, including Texas Hills, Becker, Grape Creek, Pedernales Cellars, William Chris, Torre Di Pietra, and dozens more. Plus beautiful wildflowers and wonderful wildlife.

Our Guest Haus is a free-standing B and B structure with an upscale western theme. We have two guest rooms:

We are a guest house and do not serve breakfast. In town there is a grocery store where you can obtain breakfast items, and there are restaurants in town that serve breakfast, lunch and dinner.

These rooms can be rented individually or as a connected suite with a lockable double door. Rented together, they have 3 king beds, a full kitchen and 2 bathrooms.

Free Wi-Fi internet access in the room and nearby outside. Most cell phone services & internet air cards work here. We provide satellite DirecTV channels, flat panel TV, DVD player with movie library. No land-line phone service.

Your front deck faces the northwest panoramic view. This roomy, covered deck provides a convenient place to sit and enjoy your company or read a book.

Your private yard area is a few steps away from the deck, shaded by many old oak trees, with a two-seater swing, picnic table, yard chairs, BBQ pit, and a stone camp fire ring (burn ban may be in effect; free fire wood). Panaramic views of the countryside and sunsets from the Hill Top.

This is much like an elegant western bunk house, but not a villa, cabin, cottage or motel room. This guest house is in the German influenced area of the Hill Country, hence the words "haus" and "gasthaus".

This is a perfect getaway vacation rental in a B&B style (minus the breakfast!) with lots of beautiful outdoor space.


Nestled in the heart of the Texas Hill Country, our Sandy Road Guest Haus is in an idyllic setting on a private ranch just north of Johnson City, but far enough away to see the stars clearly at night and to enjoy the deer and birds during the day.

There are abundant activities and attractions in the area, including antique shops, state parks, the LBJ National Historical Park and Visitors Center, shopping, art galleries, wineries, antiques and night-time entertainment.

Your hosts, George & Sharon Cofran, invite you to join them as special guests in a beautiful outdoor setting overlooking the Sandy Valley from about 100 feet above the County Road. These views are spectacular. The sunsets are often breathtaking!

Come in the afternoon or early evening for wine and gourmet treats (see special services below). Look closely and you may see deer and some true long horn cattle. Our ranch is open range (meaning no fencing except near our house), so all the cattle and other animals roam freely. We regularly see wildlife, including rabbits, squirrels, turkeys, and a wide variety of birds. Roadrunners, hummingbirds and cardinals are frequent.

This is a small working ranch. There are longhorn cattle and wild animals. We have a ranch dog (Charlie, a 40 lb Sheltie) who is the sweetest, hard working and gorgeous long-haired cattle herding dog. He LOVES people. He has no malice in him. If you rent here you must understand Charlie will try to befriend and protect you, he will come up to you, rub against your legs, guard the doorway to your room, and even walk inside your room to visit, etc. He is the most popular and loved creature on this ranch and he gets rave reviews. If you don't like any aspect of this, DO NOT RENT OUR ROOM. In all seriousness, this is the reality. We won't put him up to keep him away from you. So, if an issues develops, you must leave, and with no refund. Period.
